Welcome to 312 Seaton, a detached Victorian home on a quiet tree lined street in downtown
Toronto’s historical "Cabbagetown". From here you are close to many of Toronto’s major
tourist attractions, the downtown business district and financial area, and hundreds of
restaurants and clubs that offer a variety of dining and entertainment experiences for all tastes
and budgets. At 312 Seaton we welcome pleasure and business travelers with amenities
designed to make each guest’s stay, whether first time visitor or returning friend, as
comfortable and enjoyable as possible. For the Bed and Breakfast travelers, 312 Seaton is

Guest Amenities
Each of our four newly renovated and decorated guest rooms has TV, air conditioning, mini-
fridge, coffee-maker, and new bedding, pillows and mattress. Two of our guest rooms feature
private four-piece bathrooms, and two guest rooms share a four-piece bath. Some rooms are
VCR equipped, and a shared DVD player is available. Although each room is air-conditioned
and heated, windows can be opened for fresh air. All of our rooms have High Speed Internet
access.
Our guests also enjoy daily complimentary in-room tea and coffee, and all are welcome to
enjoy the shaded and restful garden.
Twenty-four hour public transit (TTC) is close at hand, as are several car rental agencies. 312
Seaton is a short taxi ride from Union Station (VIA Rail), Toronto Island Airport, and designated
drop-off points for bus service from Toronto’s Pearson International Airport.
Breakfast
Breakfast is served daily from 8:00 am until 10:00 am in the main floor dining room. Your hosts
serve a full and delicious home-cooked breakfast on fine china each and every day with a linen
service on weekends. Please be sure to advise us of any dietary restrictions or allergies when
booking, or if alternate times are available.
Business Services & Meetings
A variety of business related services such as photocopying, faxing and use of a computer are
available at a nominal fee.
312 Seaton is also ideal for hosting small business meetings or parties. Up to 12 people can
be accommodated comfortably for a business meeting, more for parties. Catering for your
meeting or party can also be arranged.

All rooms and common indoor areas are designated Non Smoking.
Pets
Guests are welcome to enjoy our pets during their stay, however we are unable to accept
guests’ pets.
Parking
FREE Private Limited "Block" Parking. This means that parking guests must leave their car key
at the desk in order to accommodate letting other guests out of the parking lot.
