Relax in the heart of the Catskills at The Guest House, a luxurious bed and breakfast located
on 40 acres on the banks of the Willowemoc River. Hosts Andrea and Shaun Plunket provide
a peaceful haven near scenic beauty and popular attractions, just two hours upstate from the
George Washington Bridge in New York City.
Guests have a range of lodging accommodations from which to choose. You may decide on
one of the five rooms in the Guest House, all adorned in European decor and appointed with
en-suite baths, hairdryers, terry towel robes, cable television, telephones, and air conditioning.
Some rooms also have whirlpool tubs/Jacuzzis.
The secluded Cedar Cottage provides two bedrooms, each with a shower or bath tub. A living
room with two single beds and a convenient kitchenette, combined with a Jacuzzi and garden
with barbecue grill, makes this a perfect rental for a family vacation or a week away with old
friends. Those seeking complete privacy will want to reserve India or Britannia, two luxuriously
furnished cabins with whirlpool baths, fireplaces, and cooking facilities.
Each morning, a full gourmet breakfast pleases the palate and energizes you for a day of
activity. All of your breakfast favorites are elegantly served in the inn's dining room or on the
scenic patio in the summer. You can relax over an elegant breakfast before setting your sights
on the day's events.
After a busy day, return to the bed and breakfast for a complimentary beverage in the evening
or a Swedish massage, body realignment, and Reflexology in the privacy of your own room.

The Guest House Bed and Breakfast features plenty of on-site and nearby diversions. Without
leaving the property, enjoy a practice tennis court, heated lap pool in summer, fly fishing, or
swimming in the natural ponds. The Inn's own stretch of river provides some of the best
private and regularly stocked trout fishing in New York State. Three outdoor Jacuzzis, a private
two-mile hiking/walking trail, and spectacular cross-country skiing all add to your active
pleasure.
Within less than 30 minutes, you will find seven fabulous golf courses, open and covered
tennis courts, riding stables, biking trails, skiing, and skating.
First-class dining and antique stores are just 15 minutes away.

General Policies:
The cottage accommodations at The Guest House offer the privacy of a Catskills vacation
rental along with the amenities of a B&B. Hosts, Andrea and Shaun, are nearby to provide the
ingredients of a delicious full gourmet breakfast, housekeeping services, information about
the area and other assistance as needed.
Please carefully read the policies below regarding our upstate New York guest cottages, and
feel free to contact us directly if you have additional questions or concerns.
* There is a minimum 2 nights stay on weekends from April to November
* Certain public holidays are 3 nights minimum
* Prices are for double occupancy
* They include Full Gourmet Breakfasts and a complimentary beverage in the evening
* $15 reduction for single occupancy
* 15% discount for weekly stay
* $25 per extra person in a room. Children under 12yrs: $15
* No charge for children under 3 yrs. (By arrangement only)
* $10 for Pets per night. (By arrangement only, please refer to our Pets Policies page.)
* 8% State Tax + 4.5% County Tax and
* 6% service charge which includes gratuities, are not included
Reservations: No deposit required but valid Credit Card is necessary
Cancellation: 7 business days. Holidays: 10 business days prior to reservation date. Credit
Card will be debited with 1 night charge, which is refunded in case of a 3-night stay within the
next 6 months.
Check-in time: Normally not earlier than 2pm and no later than 8:00 pm. Check-out: no later
than 11:30 am. Guests who stay later than 12:00 without prior approval will be charged $100
but may stay till 6:00 pm.
There is no charge for Fly-Fishing, ("Catch and Release" only.)
Practice tennis court, racket, and balls at no charge.
