All nine of our rooms are located on the second floor. Each with a separate bath for the
conveniences and privacy of our guests. You will enjoy the antique furnishings that are
displayed throughout the rooms. Our guests will enjoy two comfortable sitting areas for
reading or conversation. The sitting areas are located in the greenhouse and the lobby by a
warm woodstove for chilly times. A non-smoking inn.

accommodate a third person.

Prices:
• Standard Rooms (Rooms #1-5 and 9) - $119.00 per night
• Queen Size Room (Room #6) - $139.00 per night
• King Size Rooms (Room #7, 8) - $159.00 per night
There is a two night minimum stay on weekends from Memorial Day through Columbus Day
for advance reservations.
All rooms have a private bath and rate includes a full, served breakfast.
There is a $25.00 additional charge per night for a third person in room or use of a rollaway
bed.

If a room was not rented the night before, you may check-in whenever you arrive
If the room was rented, check-in is at 1:00pm.

Activities:
The surrounding area has a multitude of picturesque country roads for quiet drives. The small
villages in the area have unique shops, antiquing galore and a full range of outdoor
recreational activities. We have the best fly-fishing, many great golf courses, and terrific hiking
and biking.
Enjoy the Catskill Forest Preserve a short distance from the inn. You will also enjoy a leisurely
stroll on our grounds and relax by the pond.
Directions:
From NYS Route 17 take exit 96 (Livingston Manor). At the bottom of the exit ramp, turn right.
Go to a stop sign and turn left. Cross a small bridge and take immediate right. You will be on
Main Street, Livingston Manor. Keep straight right through town and up the mountain, 4.5
miles. We are on the left. "When you start to worry, you're almost there."
